Property Management Company Sub-Lease Program

EcoSense Global Services, Inc., d/b/a Lightning Bugz (LB) currently rents zero emission, totally electric low speed vehicles (LSVs) to guests renting properties in the South East Region. As an incentive or amenity to rent a specific property, Property Management Companies may sub-lease our vehicles on a guaranteed weekly basis.

How the Program Works:

1. The property management company (PMC) would commit to a minimum 12 weeks contiguous rental for whatever number of vehicles the PMC deems appropriate. PMC would guarantee payment to Lightning Bugz (LB) for those vehicles on a weekly basis. (Please see rates at bottom of page). PMC will be billed weekly for each LSV so long as the LSV is in the possession of PMC.
2. If for any reason the selected property did not rent for a specific time period, PMC may arrange with LB to move a vehicle to another rented property. Or, if requested, LB will attempt to rent the vehicle outside this agreement, but no guarantee is made. Any rental fees collected in this instance would belong to LB.
3. PMC guests would be liable for the vehicle and would register on-line with LB before they are to be given the keys to the vehicle.
4. LB is responsible for all liability and damage insurance coverage on its vehicles and will provide all maintenance, repairs and replacement if necessary. Replacement is subject to availability and is not guaranteed. No charge would be due if a vehicle is not available. Rates would be prorated for loss of use if applicable.
5. In between each rental, an LB representative would clean, service and ready the equipment for the next guest.
6. The “Lightning Bugz Rental” signage will be on all equipment to mitigate the potential for liability to PMC for making this equipment available to its clients.
7. If PMC charges for the use of the LSV, sales tax liability and reporting will be the responsibility of the PMC. If the PMC includes the cost of the LSV in its rental rate, LB is required by State Law to charge PMC local sales tax and manage all reporting of these collections to the proper authority. This will be determined in advance and will remain the same throughout the term of the Agreement

Sponsor A Bug Program

Lightning Bugz LSV sponsors agree to pay a per month rate (see below scale) to sponsor a Lightning Bugz LSV for six months.

• $375/month to sponsor one
• $300/month to sponsor two
• $250/month to sponsor three to five

Sponsor will pay a one-time charge of $150.00/vehicle to Lightning Bugz for a screen logo that will be placed on the rear window of the LSV, (see example below).
